Your Opportunity To Buy Your Dream Home

The HomePath program was created by Fannie Mae to offer foreclosed homes directly to qualified buyers.  This special program allows you to qualify with the minimum down payment and can even give you money to fix up your dream home.

  • Get a great price on a bank-owned home
  • Down payment as little as 3% of purchase price
  • No mortgage insurance means low payments
  • Get up to $35,000 of additional renovation money

 Who Qualifies?

  • Buyers of Fannie Mae HomePath eligible properties
  • If you wish to put 3%-20% down, minimum credit score must be 660 or greater.  If you put more than 20% down, standard guidelines may allow a lower credit score.
  • Buyers planning to use their property as primary residence, second home or investment property
  • We are currently accepting financing requests on properties valued at $75,000 or more.

 Why HomePath?

  • Great deals on Fannie Mae’s bank-owned properties.
  • Fannie Mae’s “First Lock” period allows owner occupants, public entities, and their partners to submit offers and purchase properties without competition from investor offers.
  • Only 3% down required on a primary residence property and up to 6% in seller concessions on owner occupied properties.
  • Down payment can be funded by borrowers own savings; a gift, a grant; or a loan from a nonprofit organization, state or local government, or employer.
  • No mortgage insurance required.
  • For purchases without renovation, no appraisal is required (will use sale price as the appraisal value).
  • Buyers can qualify with less than perfect credit.
  • Up to 90% financing for investment properties.
  • Allows investors to finance up to 10 properties.

Homepath Renonvation Mortgage

The HomePath Renovation Mortgage allows a buyer to purchase and renovate a property with one loan and one closing, with up to $35,000 in home improvement financing.  With one loan there is only one application, one set of fees, one closing, and one monthly payment.

Improvements can include anything that adds value to the home, such as new carpeting, plumbing, roofing, or a new kitchen or bathroom.  The loan can be also used for energy efficiency improvements.

A HomePath Renovation Mortgage can create huge value for home shoppers looking to:

  • Buy a home in a neighborhood that they could not ordinarily afford by purchasing a fixer-upper.
  • Include all their upgrades and repairs in one loan.
  • Purchase a home with only 3% down payment on the total sales price plus the cost of repairs for single-family owner occupied properties (15% down for Investment property and 25% down for 2 to 4 units).
  • Streamline the process because closing occurs first, then repairs must be completed within 6 months after the closing date.
  • Replace anything from carpet, paint and appliances, to light fixtures, plumbing fixtures, window repair or replacement and more, and include it in the financing.
  • Maximize a property’s potential.  The loan is based on the after-improved value- what the house will be worth once the renovations are complete.
  • Customize the home to the buyer’s taste.
  • Purchase and rehab a Fannie Mae HomePath property.
